Dear Neighbors,

I hope that you're staying safe and warm as winter storm is upon us, and that you will have time with families and friends to celebrate this holiday season.  So I want to apologize in advance about this urgent matter that require your immediate attention.  The deadline is this Friday, December 22nd. 

According to the City's Budget and Legislative Analyst report, San Francisco has 40,000 empty housing units, and according to the City's Planning Department, the City already has 60,000 approved in the pipeline waiting to be constructed.  But still, the California Department of Housing and Community Development issued the mandate for San Francisco to build 82,000 units of housing by 2030 through the Plan known as "Housing Element".  

Now, with this mandate, Mayor London Breed and her Planning Department are preparing a legislation to upzone the City, including the Richmond by early 2024, this means:

• Increase height to 65' on Clement Street between Arguello to 45th Ave
• Increase height to 85' on Geary Blvd between Arguello to 48th Ave
• Increase height to 85' on Fulton Street between Arguello to Great Highway
• Increase height to 65' on Balboa between 3rd Ave and 7th Ave again between 32nd  Ave and 39th Ave
• Increase height to 140' at the Intersections of Geary and Arguello as well as Geary and Park Presidio
• Increase height to 65' along 14th Ave and along Funston between California Street to Fulton Street
• Commercial properties without residential tenants, can be demolished and built to increased height, and no public hearing process required.
• Properties with residential tenants can be demolished and built to increased height with conditional use permit.
